Rot Repair in my Garage

I knew that the trim at my garage doors was put in improperly (yes I did the work). It was never counter flashed. IF and when I do repairs for customers like this first thing I tell them is the guy didnt flash it properly. I DO know better. With all of that said, I knew the day would come to pay the piper. Bumped into the trim the other day and powder came pouring from the bottom. After taking the aluminum off found major damage. Ripped everything out, treated for the ants, put back together. No pics but we finished the siding today. Gonna re - wrap the other 2 doors now, after 20yrs they have gotten pretty beat up.

Rot repair jobs on buildings are like rust repair jobs on cars. We always hope there's less hidden damage than we think and yet every time it's much worse than we thought it might be. I'm currently doing rot repair on my house and I don't think there's a single piece of the entire exterior that's salvageable.

Sill plates are treated, and although they dont look it, they were solid as can be. All of the studs were non treated to  begin with, I put treated back in just because. There is a steel beam supporting the floor joist above the garage that bears at that space, hence all of the lumber. I never put a counter flashing in, and never caulked the siding to the jamb, letting water in. The bugs are after water not wood. They will eat the wood fibres to get the moisture out. If you keep the wood dry = no bugs.

I just got a call yesterday for another termite repair job.

Good to hear the sill's still solid.

 There's a huge demand for that type of work here. If I were younger & in better health I'd start a business just doing that type of work and could get paid well. There's very few companies that do quality work here. I haven't found any. Between shoddy construction, really bad roofing companies and hurricane repair "specialists"  there's a tremendous number of severely damaged homes.

I need (have to because of codes) to hire a licensed roofing company to replace the roof on my house and have talked to about 20 companies so far, not one I'd let replace the roof on a dog house so far. I may have to go get a license so I can pull a permit, I've already gone waaaaay beyond what is allowed without building permits. I'll post a thread on my current repairs, would appreciate your input.

My grandfather started 'wintering' in FLA in the 30's. He was a builder and would head south for the winter, build a couple of houses and head back north in the spring. When mom and dad bought a house there dad thought about getting a license and starting a southern division of our company. At the time FLA was kinda tough to get a license at least for someone without year round residency. Not sure whats required now. I have had a lot of family live there again, going back to the 1930's, I have heard all kinds of stories about the quality of work! I do know they have specific laws regarding senior citizens though.

Wow, good thing you caught that. That’s a bearing wall, hate to think what would happen if you let that go any longer. Good job with the repair.

Figured I should put up the finished product. Nothing fancy but the rot is gone and back to normal (about 3 months ago!)

My eyes were wondering and I noticed the Mustang Convertible, then the beautiful doors to the right of it. The repair looks great but I got distracted.

Thanks Larry, The mustang is my wifes 'baby'.  I got it for her as a present when I finished my 77. I had the car I always wanted and she wanted a new mustang. Happy wife.......................
I made those doors from some old barn siding I salvaged off a job. I keep that kind of stuff when it comes around and people call me Sanford! I can see the beauty in a rotten old pos piece of wood    They go into my old shop, which is the size of a garage bay. Area is now my sons gym/lifting room.

Those doors are fabulous!  I’ve never had the knack for woodworking.  That’s why I’m a rough-in carpenter and not a finish carpenter. 😂

I’m envious at your ability. I dabble in a little bit of stuff like that but only as necessary and I try to not be one of those guys that does it but does it wrong.. I think I posted after the crash my dad and I renovated my kitchen recently.  Definitely a learning experience but my dad has an eye for detail and is a bit of a perfectionist with certain things. We’re trying to replace my roof now and I’m struggling with it a bit. I’ve done a few gable roofs in the past but my house has a hip roof and I’ve been learning of the complexity of properly shingling a valley. Thankfully I only have two, and I’ll get there but it’s been a process lol.

I dont envy you on a roof. In the last 40 yrs I have done many square miles of roofing. Pushing 60 I have made the realization that I will do no more roofs!  The only ones I will even think about now are true standing seam roofs.

Ha! I made the decision, other than my garage which is a small gable roof, no more for me either. And I’m only 35.

I have always been a hands on person when it comes to doing anything around the house. I hate to pay someone for something I could do myself. I have done a fair amount of roof shingle repair and some sheds. Assuming the job is done right, I feel a roofer deserves every cent they are paid. Especially on a two story building with a steep pitch.

As Clint Eastwood used to say “a man has got to know his limitations “.

I agree and am the same which is why I opted to do this myself. Even though it turned out to be more work than expected I still told my wife, if I’d paid someone to do this roof, I’d probably be mad at myself and I would’ve stood there going “I could’ve done this”. We made good progress today though. I see the light at the end of the tunnel….barely. Lol
